Ready for reel mowing?

A lower cut starts
with a smoother surface.

Moving from a rotary mower to a reel mower? Lower mowing heights make bumps and shallow low spots more noticeable. Detailed sand leveling helps refine the surface so the mower can follow it more consistently.

For suitable Bermuda and Zoysia lawns, we assess the existing surface, grass variety, and target mowing height, then recommend preparation and sand applications. A smoother surface can help reduce scalping caused by uneven ground. The transition may take more than one application.

Made for Houston lawns

Better results start
below the grass.

Many Houston lawns grow in soil with a high clay content. Clay can hold valuable nutrients, but compaction can limit air and water movement, leaving roots struggling and the surface slow to dry. The right treatment starts with understanding what is happening beneath your lawn.

Hard, compacted soil

Core aeration removes small plugs to create space in the root zone. When appropriate, screened compost adds organic matter to support soil structure over time.

Thin or patchy growth

Poor soil conditions can contribute to weak growth. Compost can help improve the growing environment, while we also check for shade, watering problems, pests, and disease.

Bumps or standing water

Detailed leveling smooths shallow surface unevenness while preserving the existing drainage slope. Persistent puddles or significant grade problems need a separate drainage assessment.

The right material for your lawn.

What does
your lawn need?

Top dressing is a thin application over an existing lawn. Start with your goal: improve the soil, smooth the surface, or address both. Explore the materials below, and we will recommend the right fit for your grass.

  • Sand selected for lawn leveling

    Detailed sand leveling

“My lawn feels bumpy when I walk or mow.”

Selected sand fills shallow low spots for a flatter mowing surface. We spread it evenly, then use drag mats followed by leveling rakes for the finishing work.

Choose whole lawn or targeted detailed leveling, including minor unevenness after patio, pool, or construction work. We preserve the drainage slope. Deep depressions or ongoing settling may need separate repairs or staged applications.

  • Compost for soil improvement

    Compost top dressing

“My lawn is thin or patchy, and the soil feels hard.”

Clean, screened compost adds organic matter to support soil structure, moisture retention, and nutrient cycling. Pairing it with core aeration can help when compacted soil is part of the problem.

A practical choice for soil improvement in Houston lawns. We check for shade, irrigation issues, pests, and disease before recommending a treatment for bare areas.

  • COMAND compost packaging

    COMAND premium compost

“I want a premium option for soil improvement.”

COMAND is a specialty compost produced through a proprietary composting process. It adds organic matter and supports the soil environment beneath your lawn.

Available by special order. We confirm the product, quantity, and application in your proposal.

  • USGA-specification topdressing sand

    USGA sand top dressing

“I maintain Bermuda or Zoysia at a low mowing height.”

Selected sand meeting USGA particle size recommendations can support a smoother surface for suitable fine turf lawns. We consider your existing soil, mowing height, and maintenance goals.

A specialty material choice. It is not needed for every lawn.

  • Sand and compost blend

    Sand and compost blends

“I want better soil and a smoother lawn.”

Sand and screened compost combine organic matter with light surface improvement. A 50/50 blend by volume is one option. We can adjust the ratio to suit your soil, grass, surface condition, and goals.

Your proposal confirms the selected blend. For the flattest finish, ask about separate detailed sand leveling.

Prepare for a better result

Good preparation.
Better contact with the soil.

Not every lawn needs every service. We assess compaction, thatch, grass type, and growing conditions to recommend the preparation that makes sense for your property.

Core aeration

A machine removes small plugs of soil to relieve compaction and create openings for air, water, and nutrients. It can be paired with top dressing to help material reach into the soil.

FOR COMPACTED SOIL

Dethatching

Removes excess thatch, the layer of accumulated stems and roots between the grass and soil. We use it when buildup is restricting the lawn, with the method adjusted to the grass type.

FOR EXCESS THATCH

Scalping

A controlled reduction in mowing height before top dressing, when suitable for the turf. It helps material reach into the grass canopy. It is not a standard treatment for every lawn, particularly St. Augustine.

02 / YOUR PROJECT PRICE

Area + material + scope

Lawn area and application depth help us calculate the volume of material in cubic yards. Your project price also reflects the selected material, access, preparation, and amount of leveling needed. A minimum total project charge applies. There is no minimum material quantity.

Want us to visit, measure, and advise? An on-site lawn consultation is a paid service. We confirm the visit charge before booking and credit it in full toward your completed top dressing project. If you choose not to proceed, the consultation remains a separate charge.

Thin applications. A planned result.

Our standard machine application starts at approximately ¼ inch. Where the grass and scope allow, a second pass can bring the total to ½ inch maximum per application visit. We confirm suitability first; the machine setting is not a reason to bury the grass. Deeper low spots may need staged work. A perfectly flat finish is not always possible in one application.

Different materials. Different jobs.

Topsoil, compost, or sand?

They are not interchangeable. Top dressing describes how a material is applied. Topsoil, compost, and sand describe what the material is.

Topsoil

Mineral soil containing varying amounts of sand, silt, clay, and organic matter. Its composition and quality vary by source.

Typical use: building a suitable growing base for new sod or correcting soil depth during lawn renovation.

Compost

Decomposed organic material used to improve the growing environment. It adds organic matter and supports soil structure and nutrient cycling.

Typical use: soil improvement in an existing lawn. Because it breaks down, compost alone is not a durable leveling material.

Sand

A mineral material selected for its particle size and suitability for the turf. It adds very little nutrition and is not a substitute for compost.

Typical use: smoothing shallow low spots and refining a lawn surface. Sand alone does not resolve compacted clay or major drainage problems.

A sand and compost blend combines surface improvement with added organic matter. A 50/50 blend is one option, not a fixed formula. We can adjust the sand-to-compost ratio around your soil, grass, surface condition, and goals. Your proposal confirms the selected blend.

A little clarity before you start

Your lawn.
Your questions.

Simple answers for Houston lawns. We tailor the final plan to your grass, soil, and goals.

Are topsoil, compost, and sand the same thing?

No. Topsoil is mineral soil with varying proportions of sand, silt, clay, and organic matter. Compost is decomposed organic material used as a soil amendment. Sand is a mineral material commonly used for surface smoothing. A product sold as topsoil may contain compost or sand, but the names do not mean the same thing. We explain exactly which material your proposal includes.

Does a sand and compost blend have to be 50/50?

No. A 50/50 blend by volume is one option. We can adjust the ratio based on the existing soil, turf, unevenness, and the purpose of the application. More compost emphasizes organic matter; a sandier blend emphasizes surface work. For precise leveling, we may recommend a separate sand application. The selected ratio and quantity are confirmed in your proposal.

Can compost help a thin, patchy lawn?

It can help when poor soil conditions are contributing to weak growth. Screened compost adds organic matter, and core aeration may help when compaction is present. Bare patches can also result from shade, irrigation problems, pests, or disease, so we assess the cause first. Areas with little surviving grass may need sod replacement.

Will sand fix Houston clay soil or drainage problems?

Sand leveling is primarily a surface treatment. It can smooth shallow low spots, but a thin sand application does not turn clay into well draining soil. Core aeration and suitable organic amendments can support soil improvement. Persistent standing water, deep depressions, or the wrong slope may require separate drainage or grading work.

What is the difference between top dressing and leveling?

Top dressing is the application of a thin layer of compost, sand, or a blend over a lawn. Leveling focuses on reducing bumps and shallow low spots, usually with sand. Think of compost as helping the soil and leveling as improving the surface.

Will one application make my lawn completely flat?

Not always. We aim for a flatter surface while preserving the slope needed for drainage. Our standard machine application starts at approximately ¼ inch, with up to ½ inch total per visit where appropriate. Deeper low spots may need staged applications or separate repairs. We will explain what is realistic for your starting condition and goals.

Do you work with St. Augustine, Bermuda, and Zoysia?

Yes. These lawns need different preparation and application depths. Bermuda often tolerates more intensive surface work. Zoysia may recover more slowly. St. Augustine needs a gentler approach, especially when mowing and preparing the lawn.

When is the best season for top dressing in Houston?

For sand leveling and disruptive preparation, the best window is usually late spring through summer while healthy grass is actively growing. We look at soil warmth, steady growth, moisture, and weather as well as the time of year. Warm soil helps roots and turf recover; cold or dormant grass recovers slowly.

Can I apply compost or sand during winter?

Winter is usually not the preferred time for substantial sand leveling because dormant grass cannot readily grow through the material. A light compost application may be suitable in some conditions, but depth, drainage, and turf health matter. We assess the lawn and may recommend waiting for active growth.

When should I aerate, and do I need every preparation service?

Core aeration helps compacted soil and is best scheduled when warm-season grass is actively growing, often late spring or early summer. Soil should be moist enough for good cores, not saturated. Dethatching is for excessive thatch; scalping is a mowing preparation for suitable turf. We recommend only what your lawn needs.

Should I scalp the lawn myself, or can your crew do it?

We can include mowing or scalping preparation in your proposal, or give you instructions if you prefer to prepare it yourself. The target height depends on your grass, current mowing height, condition, and planned work. A reel mower may suit closely maintained Bermuda or fine Zoysia; other lawns may call for rotary mowing. There is no single scalping height for every lawn.

Does St. Augustine need the same scalping as Bermuda?

No. St. Augustine spreads through above-ground runners and should not be aggressively scalped like some Bermuda programs. We choose a more conservative mowing adjustment based on the current height and lawn condition. Please wait for your project-specific preparation instructions.

What should I do before your crew arrives?

Clear the work area of furniture, toys, pet waste, and other obstacles, and provide access. If you are available, we may ask you to run the irrigation system so we can identify and flag sprinkler heads and visible valve covers. Tell us about shallow irrigation lines, landscape-lighting wires, invisible pet fences, other buried wiring, and anything else the crew should avoid. Flagging visible items is not a complete underground utility survey.

How clean are your materials?

We prioritize clean, high-quality sand, screened compost, and suitable blends. Product selection and screening are matched to the work. No natural bulk material can be promised completely free of every weed seed or small foreign particle. We explain the material selected for your lawn.

How much does it cost? Is there a minimum?

We calculate the material volume in cubic yards using the lawn area and planned application depth. Your proposal combines material, preparation, leveling, access, and the work required into a project price. A minimum total project charge applies; smaller-volume jobs can still be considered. Send your area and photos for an initial estimate. Any requested on-site consultation is charged separately, with the fee confirmed before booking and credited in full toward completed work.

Do you serve my part of Houston?

We serve residential lawns, commercial properties, HOA common areas, esplanades, and natural grass sports fields in Houston and surrounding communities. Send your property address, approximate turf area, and intended use so we can confirm service availability, access, and scheduling.
