A lower cut starts
with a smoother surface.

Moving from a rotary mower to a reel mower? Lower mowing heights make bumps and shallow low spots more noticeable. Detailed sand leveling helps refine the surface so the mower can follow it more consistently.
For suitable lawns, we assess the surface and your target mowing height, then recommend preparation and sand applications. A smoother surface can help reduce scalping caused by uneven ground. The transition may take more than one application.
Lawn restoration starts
below the grass.
Many Houston lawns grow in soil with a high clay content. Clay can hold valuable nutrients, but compaction can limit air and water movement, leaving roots struggling and the surface slow to dry. Our approach to lawn restoration starts with understanding what is happening beneath your grass, then matching soil improvement and lawn rehabilitation services to the cause.
Hard, compacted soil
Core aeration removes small plugs to create space in the root zone. When appropriate, screened compost adds organic matter to support soil structure over time. We usually recommend leaving the plugs to break down and return soil and organic matter to the lawn. Collection and disposal are available where needed. See both plug options.
Thin or patchy growth
Poor soil conditions can contribute to weak growth. Compost can help improve the growing environment, while we also check for shade, watering problems, pests, and disease.
Bumps or standing water
Detailed leveling smooths shallow surface unevenness while preserving the existing drainage slope. Persistent puddles or significant grade problems need a separate drainage assessment.
What does
your lawn need?
Top dressing is a thin application over an existing lawn. Start with your goal: improve the soil, smooth the surface, or address both. Explore the materials below, and we will recommend the right fit for your grass.
-

Detailed sand leveling
“My lawn feels bumpy when I walk or mow.”
Selected sand fills shallow low spots for a flatter mowing surface. We spread it evenly, then use drag mats followed by leveling rakes for the finishing work.
Choose whole lawn or targeted detailed leveling, including minor unevenness after patio, pool, or construction work. We preserve the drainage slope. Deep depressions or ongoing settling may need separate repairs or staged applications.
-

Compost top dressing
“My lawn is thin or patchy, and the soil feels hard.”
Clean, screened compost adds organic matter to support soil structure, moisture retention, and nutrient cycling. Pairing it with core aeration can help when compacted soil is part of the problem.
A practical choice for soil improvement in Houston lawns. We check for shade, irrigation issues, pests, and disease before recommending a treatment for bare areas.
With core aeration, we usually leave the plugs to break down and return soil and organic matter to the lawn. Collection and disposal are available where needed.
-

COMAND premium compost
“I want a premium option for soil improvement.”
COMAND is a specialty compost produced through a proprietary composting process. It adds organic matter and supports the soil environment beneath your lawn.
Available by special order. We confirm the product, quantity, and application in your proposal.
-

USGA sand top dressing
“I maintain Bermuda or Zoysia at a low mowing height.”
Selected sand meeting USGA particle size recommendations can support a smoother surface for suitable fine turf lawns. We consider your existing soil, mowing height, and maintenance goals.
A specialty material choice. It is not needed for every lawn.
-

Sand and compost blends
“I want better soil and a smoother lawn.”
Sand and screened compost combine organic matter with light surface improvement. A 50/50 blend by volume is one option. We can adjust the ratio to suit your soil, grass, surface condition, and goals.
Your proposal confirms the selected blend. For the flattest finish, ask about separate detailed sand leveling.
Good preparation.
Better contact with the soil.
Not every lawn needs every service. We assess compaction, thatch, grass type, and growing conditions to recommend the preparation that makes sense for your property.
Core aeration
A machine removes small plugs of soil to relieve compaction and create openings for air, water, and nutrients. It can be paired with top dressing to help material reach into the soil.
We usually recommend leaving the plugs to break down. Collection and disposal are also available where needed. Explore both options below.
FOR COMPACTED SOILDethatching
Removes excess thatch, the layer of accumulated stems and roots between the grass and soil. We use it when buildup is restricting the lawn, with the method adjusted to the grass type.
FOR EXCESS THATCHScalping
A controlled reduction in mowing height before top dressing, when suitable for the turf. It helps material reach into the grass canopy. It is not a standard treatment for every lawn, particularly St. Augustine.
FOR SUITABLE, ACTIVELY GROWING TURFWhat happens to the aeration plugs?
Depending on your lawn and the planned treatment, there are two options.

Open the satellite measuring tool, find your property, and trace only the grass you want treated. Leave out the house, driveway, patio, pool, and planting beds. Add separate lawn areas together and send the total square footage with your request.
Measure my lawn ↗Opens an independent measuring tool. Satellite measurements are approximate; trees and old imagery can affect accuracy. We double-check the area and project requirements.
Area + material + scope
Lawn area and application depth help us calculate the volume of material in cubic yards. Your project price also reflects the selected material, access, preparation, and amount of leveling needed. A minimum total project charge applies. There is no minimum material quantity.
Want us to visit, measure, and advise? An on-site lawn consultation is a paid service. We confirm the visit charge before booking and credit it in full toward your completed top dressing project. If you choose not to proceed, the consultation remains a separate charge.
Request an initial estimate ↗Thin applications. A planned result.
Our standard machine application starts at approximately ¼ inch. Where the grass and scope allow, a second pass can bring the total to ½ inch maximum per application visit. We confirm suitability first; the machine setting is not a reason to bury the grass. Deeper low spots may need staged work. A perfectly flat finish is not always possible in one application.
Your lawn.
Your questions.
The essentials, before we get started.
What is the difference between top dressing and leveling?
Top dressing applies a thin layer of compost, sand, or a blend over an existing lawn. Compost supports soil improvement; detailed sand leveling smooths shallow low spots while preserving the drainage slope. A blend can address both goals, and its ratio can be tailored to your lawn.
Will compost top dressing bring weeds?
We select clean, high-quality compost for lawn applications. Proper composting uses heat to destroy weed seeds. However, compost does not eliminate weeds or seeds already in your lawn. Its nutrients and improved growing conditions can also encourage existing weeds to grow more vigorously. If weeds are present, we recommend addressing them as part of your lawn care plan before top dressing.
Will one application make my lawn completely flat?
Not always. Sand can improve the surface immediately, but the grass needs time to grow through it. Deeper low spots may need staged applications or separate repairs. We aim for a flatter mowing surface while preserving drainage, and explain the expected result before work begins. Compost-related soil improvement is gradual.
When is the best time for top dressing in Houston?
Sand leveling and disruptive preparation are best planned while healthy grass is actively growing, usually late spring through summer. Substantial sand leveling should generally wait during winter dormancy. A light compost application may be suitable in cooler conditions after we assess the lawn, weather, and drainage.
Does my lawn need aeration, dethatching, or scalping?
Only when appropriate. Aeration addresses compaction, dethatching removes excessive thatch, and scalping lowers the canopy on suitable, actively growing turf. We adjust preparation for St. Augustine, Bermuda, and Zoysia. St. Augustine should not be aggressively scalped. Our crew can provide preparation, or we can give you mowing instructions for your project.
With core aeration, we usually recommend leaving the plugs on the lawn. Once dry, mowing helps break them apart so soil and organic matter gradually return to the lawn. Optional collection and disposal are available where needed, based on the lawn and planned treatment.
Can top dressing fix standing water or bare patches?
It depends on the cause. Sand can smooth shallow unevenness but does not fix compacted clay or major drainage problems. Compost and aeration can support soil improvement. We also consider shade, irrigation, pests, and disease; persistent puddles may need drainage work, and areas with little surviving grass may need sod.
What should I do before your crew arrives?
Clear furniture, toys, pet waste, and other obstacles, and provide access. Follow the mowing and watering instructions we provide. Tell us about shallow irrigation lines, lighting wires, invisible pet fences, and other buried items. We may ask you to run the irrigation so visible heads and valve covers can be flagged.
How much does it cost, and is there a minimum?
Pricing depends on lawn area, material, application depth, preparation, access, and leveling needs. A minimum total project charge applies, with no minimum material quantity. Send your Houston-area property address, lawn size, and photos for an initial estimate. An optional on-site consultation is charged separately; we confirm the charge before booking and credit it in full toward completed work.
